Land use refers to the patterns of residential, commercial, institutional, industrial, and other types of land uses in a community. Typically, although not always, zoning policies and codes determine how these uses are distributed across the landscape. 

​Effective transportation decision-making cannot be made without considering land use. How a street functions is based on the surrounding land use patterns.
